About The Role
As a CBRE Financial Analyst, you will be providing strategic and financial analysis for large global companies, ensuring that best-in-class practices, market intelligence, and feasibility are all baked into financial analysis development and rollout. You will bring challenging ideas and strong business acumen. This job is part of the Advisory & Transactions, Transaction Management team.
What You’ll Do
- Trusted Advisor: Become a trusted in-house advisor for various Clients and CBRE teams on Client’s Real Estate strategies; ensure effective communication allowing key stakeholders to understand financial implications of real estate strategies/decisions.
- Modelling & Review: Strategy Development for the Client, developing scenarios, timelines, compiling data, and preparing financial analysis. Later presenting financial modelling results/recommendations to CBRE team or Client including senior leadership.
- Financial Modelling/ Financial Analysis: Drive financial modelling (NPV, Cash Flow + P&L impact) for all Clients commercial property based on US GAAP or IFRS principles, conduct scenario analysis, metro plans, country strategies. Investigate synergies, prepare scenario simulations to support key P&L drivers for specific areas. Evaluate and analyse a variety of financial data/results and indicators such as net present value, rate of return, payback period, capital expenditures, depreciation, proposals, investment opportunities, etc.
- Financial Model Review: Explain the Financial Model for transactions with GS to the Client's Finance and Commercial Real Estate Team, modifying the standard output to conform to presentation requirements. This includes lease disposals and calculating the impact of lease modifications on Lease Liability and Depreciation.
- Data Gathering & Validation: Gather data and requirements from stakeholders for Financial Analysis, analyse the data, quality check it, and run follow-up work in progress sessions with CBRE and Client teams. Cooperate with Client /Leasing team to obtain Fixed Lease Costs / Depreciation data, Variable Lease Costs / Facilities Costs data, and information about occupancy, size, seats, and other workplace-related data.
- Ad-hoc support: Provide ad-hoc financial data analysis and visualization.
- Innovation / model development: Drive innovations/process enhancements including upgrades and updates to Client or in-house financial models/tools.
- Client Exposure: Directly work with Client and be ready to challenge senior stakeholders and be challenged by them when delivering recommendations to Client or CBRE team.
- Other tasks: Drive consistency in process and delivery, explain US GAAP accounting rules and client economic model rules, assist in lease negotiations by running different financial scenarios/perspectives, update and innovate the Financial Tool, and provide information for Transaction Close Out Process
What You’ll Need
- Finance & Accountancy / Economics / Econometrics background.
- At least 3-5 years of experience in Consultancy /Advisory / Due Diligence services.
- At least 3 years of financial modelling experience.
- Real Estate experience would be an asset.
- Preferred US GAAP or IFRS knowledge and experience in financial modelling.
- Data Repository tools’ experience advantageous.
- Excellent English Essential.
- Strong Excel data manipulation skills - (Lookups, pivot tables, If/Sum If statements - as a minimum).
- Strong communication skills (written and verbal).
- Analytical and Planning Skills.
- Commercial Awareness.
- Team player.
- Can work effectively with minimal supervision or guidance.
- Possesses a strong sense of responsibility and accountability.
- Is able to prioritize tasks, set goals, and manage their time efficiently.
