The BPD Specialist together with their immediate manager acts as a project owner with the following expectations:

  • Ability to work and collaborate with team members and other functions.
  • Possess strong leadership skills – able to drive team members of different expertise, age, tenure
  • Have strong communication skills – both upwards to senior management and with peers
  • Strong problem-solving skills; Detail oriented; Willing to learn

In terms Land acquisition a BPD specialist is expected to:

  • Prepare feasibility study to ensure best use and maximum earnings for ALCO, study should cover:
  • market research
  • competitive analysis
  • financial analysis
  • Be able to do financial modelling based on feasibility study
  • Provide recommendation for negotiation position

In terms of Inventory Build and Project Launches

  • Create a master schedule with the team to ensure timely launch
  • Research and update market intelligence in terms of competition performance, market and industry trends

In terms of day-to-day operations, a BPD specialist is expected to:

  • Report to the BPD Manager and be assigned to specific Cluster team / projects
  • Monitor project operations in terms of Sales, construction implementation and quality delivery
  • Coordinate with team members to ensure that project implementation aligns with business plan in terms of:
  • Sales performance – Take up, Booking.
  • Construction accomplishment and Milestones
  • Costs – development costs and OPEX
  • Cash Collection and disbursement
  • Problem solve and escalate for approval issues encountered in a timely manner.
  • Provide and prepare presentations and key updates to senior management and board on a regular basis.


Qualifications:

  • Bachelor's degree in any Business, Engineering, Urban/Town Planning or Design course
  • At least 2-3 years of work experience in real estate
  • Strong numerical and financial skills a must
  • Independent and can work with minimal to moderate supervision.
  • Showed capacity to deliver results while handling multiple tasks and projects (work experience or school project)
  • Showed leadership potential (work experience or school organization)
  • Shown capacity to work with diverse teams (work experience or school organization)
  • Communication skills, Problem Solving Skills, Negotiation Skills


Experience:


  • Real Estate: 3 years (Preferred)
