Description
The In-House Sales Manager leads and develops Dolmar Land’s internal sales force to achieve sales targets while maintaining high morale, discipline, and a client-first approach. This role involves day-to-day coaching, performance monitoring, strategic lead deployment, and aligning in-house selling operations with Dolmar Land’s revenue goals and brand standards.
Key Responsibilities:
Sales Performance & Target Delivery
- Drive the in-house sales team to consistently meet and exceed monthly and quarterly sales targets.
- Analyze team performance data and implement strategies to improve conversion rates and closing efficiency.
- Forecast sales volumes in coordination with the Sales Director and contribute to monthly sales planning.
Team Management & Development
- Lead, mentor, and manage a team of real estate (2) Team Leader with maximum of (6) Sales Agents.
- Conduct regular one-on-ones and group coaching to identify growth areas and provide continuous training.
- Address team concerns with empathy while balancing company objectives.
- Recommend incentive schemes to retain top performers and lift underperformers.
- Monitor team performance, set individual sales goals, and conduct regular performance reviews.
- Train sales team on effective sales techniques, client handling, and product knowledge.
- Identify new business opportunities and manage relationships with key clients and stakeholders.
- Coordinate with the marketing team to align sales and promotional efforts.
- Stay updated on market trends, competitor activities, and real estate regulations.
- Ensure compliance with all legal and ethical standards in the sales process.
- Report sales results and forecasts to senior management regularly.
Lead Generation & Conversion Strategy
- Work closely with Marketing to optimize the distribution and follow-through of leads.
- Implement structured lead saturation activities and digital follow-ups
- Ensure agents are maximizing the use of Dolmar Land’s sales tools, model units, and site events.
Process Compliance & Client Experience
- Ensure all client interactions meet Dolmar Land’s service standards and sales processes.
- Monitor documentation and reservation compliance for all booked units.
- Coordinate with Customer Service and AMD for smoother transitions from sale to move-in.
Reporting & Coordination
- Submit weekly team performance reports with actionable insights for management.
- Collaborate with other Sales Managers and departments to align on sales goals, pricing promos, and inventory pushes.
- Join management meetings to represent in-house sales insights and concerns.
Qualifications:
- Bachelor’s degree in Business, Marketing, or any related course.
- Minimum of 3–5 years of experience in real estate sales, with at least 3 years in a supervisory or managerial role.
- Must be at least a licensed Real Estate Salesperson or Real Estate Broker
- Proven track record of meeting targets and leading high-performing sales teams.
- Strong interpersonal and communication skills.
- Results-driven, people-oriented, and resourceful in solving operational challenges.
Preferred Attributes:
- Experience in horizontal/vertical real estate projects targeting mid-income or upscale buyers.
- Empathy for the pressures of in-house selling and the ability to sustain high team morale.
Preferred Skills:
- Previous experience in recruiting and team-building.
- Real estate training or coaching certifications.
- Familiarity with digital marketing and social media strategies for real estate
